Two trades, one company, one answer

Chicago service complaints rarely arrive neatly labelled. Water on a basement floor, a cold upstairs, a furnace that won't stay lit — the useful contractor is the one who can test which system is actually responsible.

Why plumbing and air together

They share more failure modes than people expect. Air conditioning produces condensate, and a blocked condensate line looks exactly like a plumbing leak from the ceiling below. Boilers make both heat and, in many buildings, domestic hot water. Bathroom humidity problems get blamed on plumbing when they're a ventilation failure.

A company that only does one of those tends to find the answer inside its own trade. Running both means we can test rather than assume — including reaching the conclusion that the problem belongs to the building rather than to you, which is often the most valuable thing a diagnostic visit produces.

Mold, asbestos, electrical, structural — named honestly, with a referral where we have one.

Claims we won't make

That a refrigerant top-up is a repair. That a bigger AC unit cools better. That a smart thermostat fixes a hot upstairs. That a tune-up prevents all breakdowns. That we know your rebate eligibility better than the Department of Water Management does. Each is a common sales line in these trades, and each is either wrong or not ours to promise.

Frequently asked questions

Are you licensed and insured?

Yes. Chicago licenses plumbing separately and enforces its own plumbing code; we work to it and carry insurance. Ask us for license details when you book — it's a reasonable thing to ask any contractor.

What don't you do?

Mold testing and remediation, asbestos abatement, electrical work beyond connecting our own equipment, structural and facade work, window and roof leaks, and gas utility emergency response. We encounter all of these and will name them plainly rather than stretching our scope to keep a job.

Do you guarantee your work?

We stand behind our workmanship and return if something we did isn't right. Equipment and parts carry their own manufacturer warranties, and we'll quote you the actual terms rather than rounding them up. On diagnostics we're honest about limits too — some intermittent faults take more than one visit to pin down, and we'd rather say that upfront.

How do I know a recommendation isn't just an upsell?

The practical test is whether a contractor ever tells you a problem is smaller than you feared. We diagnose before quoting, we name the cheap fix when it genuinely works, and we put both options in front of you when two exist. On refrigerant specifically we won't do a top-up without a leak search, which costs us work and is the right call anyway.

Do you work with landlords and property managers?

Yes. For multi-unit buildings and rentals we can provide written findings and photographs, and coordinate access directly with a manager or caretaker. For sewer and service line work we handle permitting and city coordination as part of the job.
